Own an apartment or villa in Elviria but do not want to manage every booking, cleaner and guest issue yourself? SunnyCoast HomeStays combines listing and pricing management with the practical local care needed to run the property.
Local Marbella East coverage · Guest communication and 24/7 emergency support · Owner calendar control
Two Elviria homes can need very different management. We review the exact location, access, sleeping capacity, amenities, condition, owner-use plans and rental history before deciding how the property should be presented and operated. No responsible manager can guarantee income or occupancy from the postcode alone.
A beachside apartment in a shared community depends on clear arrival instructions, parking information and accurate guidance for communal facilities. The listing should explain the actual route to the coast, stairs or lifts, pool access and house rules without exaggeration.
Homes farther from the coast may offer space, views or a quieter setting while making a car and precise directions more important. The target guest, minimum stay and pricing pattern should reflect the real proposition.
A villa adds more rooms, exterior areas, equipment and specialist providers. Turnover checklists, pool and garden schedules, alarms, gates and owner-approval rules need to be documented before the first managed stay.
For apartments and townhouses, we record the correct entrance, access devices, parking arrangements, shared-facility rules, quiet hours and waste procedures so guests receive useful information before arrival.
Our Costa del Sol property management service can include property preparation, professional photography, accurate listing copy, suitable channel distribution, dynamic pricing, reservation and calendar management, guest communication, check-in coordination, cleaning and linen coordination, agreed property checks, maintenance reporting, contractor coordination and owner reporting.
Routine guest communication is handled through the agreed workflow, with 24/7 emergency support for genuine incidents affecting a stay. The exact scope depends on the selected plan and written agreement.
Many avoidable problems begin with incomplete information. Guests should know how to find the home, where they may park, how access works and which community rules apply. Accurate expectations help the right guests choose the property and reduce unnecessary calls.
Remote ownership becomes difficult when several small jobs involve different people. A cleaner may report damage, a guest may have trouble with access, or an appliance may fail between bookings. SunnyCoast connects the report, owner decision and follow-up rather than leaving the owner to coordinate from another country.
We coordinate agreed checks and communicate issues to the owner. Pool, garden, electrical, plumbing and other specialist work remains the responsibility of the relevant qualified trade. Cleaning, laundry, materials, repairs and contractor invoices remain owner costs unless the written package states otherwise.
Season, property type, facilities, condition, outdoor space, booking window, minimum stays and the dates made available all affect demand. We adjust pricing as conditions change, but forecasts remain estimates and are never a guaranteed income or occupancy promise.
SunnyCoast currently offers Silver at 18%, Gold at 20% and Platinum at 25%. Inclusions differ, so confirm the fee basis, IVA treatment and property-specific expenses in writing. Our management cost guide helps owners compare offers. You can reserve available dates for personal use, subject to confirmed bookings, and the current agreement requires 30 days’ written notice to leave.
Holiday-rental eligibility can depend on current Andalusian rules, Marbella planning, the owners’ community and the individual property documents. Read our Andalusia tourist-licence guide, then confirm the current address-specific position with Marbella Town Hall and a qualified lawyer or gestor. SunnyCoast coordinates practical steps where agreed but does not grant or guarantee permission.
We checked Marbella Town Hall’s Marbella East district information and the official Marbella tourism site for local context. Municipal area information does not determine whether an individual property can operate as a holiday rental.
Send the address, property type, bedrooms, amenities, current condition, owner-use dates and any existing listing history.
We review the home and current market conditions, then explain the practical requirements and realistic positioning without promising a result.
We confirm preparation, access, guest information, cleaning, supplier costs and owner-approval limits in the written proposal and agreement.
We manage the agreed booking and guest workflow, coordinate turnovers and maintenance, and keep you informed while you control the calendar.
Yes. We assess apartments, townhouses, holiday homes and villas individually. Size, access, outdoor areas, facilities and community rules shape the plan.
Depending on the package, it can include preparation, photography, listings, pricing, bookings, guest communication, check-in coordination, cleaning coordination, agreed checks, maintenance coordination and reporting.
Yes. You retain calendar control and may block available dates for personal use. Existing confirmed guest bookings still need to be honoured.
No. Legal eligibility is property-specific and commercial results depend on the home, availability and market response. We coordinate practical work, while qualified advisers confirm legal and tax matters.
