Full-service holiday rental management across Marbella.
Own a property here but live somewhere else? SunnyCoast HomeStays manages listings, pricing, bookings, guests, cleaning, inspections and maintenance coordination—while you keep control of your home and personal-use dates.
Marbella is not one uniform holiday-rental market. A beachfront apartment, a villa in Nueva Andalucía and a family home in East Marbella attract different guests and create different arrival, maintenance and pricing needs.
Our holiday rental management in Marbella starts with the real property: its location, access, facilities, condition and the type of stay it can genuinely deliver. The listing and management plan should reflect those details rather than repeat a generic description.
Golden Mile homes need clear, professional presentation that matches what guests will find on arrival. Accurate photography, carefully written descriptions and precise information about access, parking and amenities help set the right expectations before a booking is made.
For apartments around Puerto Banús, smooth arrivals depend on details. Keys, parking, gated access, building rules and shared facilities should be explained before check-in, not after a guest encounters a problem.
Nueva Andalucía includes apartments, townhouses and villas with very different operational requirements. Larger homes may have outdoor spaces, pools, gardens and more equipment requiring regular observation and organised contractor coordination.
Managing a holiday rental involves much more than publishing an Airbnb listing. Guests expect accurate information, clear arrival instructions, a properly prepared property and prompt help when something goes wrong. Owners need pricing to respond to demand, cleaners coordinated between bookings and maintenance issues identified before they become larger problems.
SunnyCoast HomeStays acts as your local property manager in Marbella, bringing the recurring work into one coordinated service. Depending on the selected plan, our Costa del Sol property management service can include:
The aim is not simply to put your home online. It is to run the rental reliably, present it accurately and give both owner and guest a clear local point of contact.
See our current property management packages and pricing. You can also compare full-service management costs before choosing a plan.
Managing from abroad can mean late-night messages, last-minute cleaner changes and trying to diagnose an air-conditioning or access problem from another time zone. A local management structure removes that daily burden without removing your control.
You choose when the property is available and can reserve dates for your own stays. We coordinate the operating work around the dates you release for guests and keep you informed through owner support and reporting.
A villa has more rooms to prepare, more equipment to check and often outdoor areas that form an important part of the guest experience. An issue with hot water, Wi-Fi, an appliance, air conditioning or external equipment can quickly affect a stay when nobody is available locally.
Our villa rental management combines booking and guest support with practical property care. We coordinate cleaning, inspect the home, respond to guests and arrange appropriate contractors when maintenance is required.
For owners living abroad, our villa management in Marbella provides one team that understands the property and can coordinate the people needed to keep it operating. The service can include professional listing setup, dynamic pricing, bookings, pre-arrival information, cleaning coordination, inspections, maintenance support and owner communication.
Holiday homes experience regular wear through guest stays, cleaning, heat and periods when the owner is away. Small warning signs—a leaking tap, appliance fault, damaged furniture or deterioration outdoors—can be easy to miss without inspections.
SunnyCoast coordinates property maintenance in Marbella through appropriate local contractors when work is needed. Our role is to identify or receive reports of problems, communicate what has happened and organise the required response within the agreed management arrangement.
Pool, garden and specialist technical work remains the work of the relevant contractor. We coordinate that work as part of the property’s maintenance needs rather than presenting ourselves as the specialist trade.
Apartments and townhouses may have fewer private outdoor areas, but they bring other operational considerations. Guests may need exact instructions for finding the building, collecting keys, entering a gated community, using parking and accessing shared facilities. They also need to understand the rules that apply inside the building or urbanisation.
We incorporate these details into the listing, pre-arrival communication and house information. Cleaning and inspections remain essential: a quick turnaround should not mean missed damage, low supplies or a maintenance problem being passed from one guest to the next.
The right nightly price depends on more than the month. Property type, location, facilities, booking window, length of stay and current demand all matter. A large Marbella villa should not follow the same pricing pattern as a one-bedroom apartment.
We use dynamic pricing and local market knowledge to adjust rates while considering the owner’s calendar and priorities. The objective is not simply to fill every night; it is to find a sensible balance between occupancy, nightly value and bookings that suit the property.
Professional management does not mean giving up control. You can reserve dates for personal stays and retain control of the calendar. We manage the operational workload around the dates you choose to make available.
Owners receive reporting and support without having to coordinate guest messages, cleaners, booking platforms and routine maintenance personally. You can also review the common holiday-rental mistakes we help owners avoid.
A Marbella holiday rental may be affected by Andalusian tourism rules, national requirements, municipal planning rules and the property’s own building or community arrangements.
The current consolidated Andalusian rules treat qualifying tourist-use homes as tourism accommodation and recognise that local restrictions can apply to particular buildings, sectors or areas. Owners should therefore verify that their individual property can lawfully be used for holiday rentals before advertising it.
SunnyCoast provides licensing support and can coordinate with a lawyer, gestor or other qualified professional. We do not replace legal advice, and this page is general information rather than a legal opinion about a specific property.
