Holiday rentals on the Costa del Sol can be a strong investment—or a slow, expensive headache.
Much of the difference comes down to six common mistakes, especially when an owner is trying to manage the property from abroad.
Here are the traps SunnyCoast HomeStays sees most often, and the practical steps owners can take to avoid them.
Publishing a property on a booking platform does not make it legally eligible for tourist rental.
Under the current rules, owners must check the Andalusian VUT requirements, municipal planning compatibility, the community of owners and the duties that apply to the operator. Since 3 April 2025, a new tourist-rental activity in a property governed by the Horizontal Property Law generally requires the community’s prior express approval.
Málaga city introduced a municipality-wide suspension of new VUT registrations from 22 August 2025 while its planning rules are revised. Other Costa del Sol municipalities have different restrictions and procedures, so a general statement that a town is “open” is not enough.
Use our Andalusia tourist-licence guide as a starting checklist, then obtain property-specific advice.
Pricing by instinct or copying a nearby listing can leave money on the table or create long empty periods.
Common mistakes include:
Rates are only one side of net income; also model holiday-rental management costs.
Guests may forgive small inconveniences, but inconsistent cleaning quickly damages reviews and future bookings.
Typical problems include using changing cleaners without a checklist, failing to report damage and discovering missing supplies only when the next guest arrives.
SunnyCoast’s current plans include cleaning coordination, monthly inspections and an inspection after each guest. Linen is not included in the current plans and must be budgeted separately.
Messaging apps and a cleaner may cover an ordinary day. They do not solve lost access, an air-conditioning failure in August or a last-minute turnover problem.
The owner should be able to review reports, bookings and income without troubleshooting every minor issue from another time zone.
Many negative reviews are caused by a gap between the listing and the real stay.
Common examples are calling a property “near the beach” without explaining the hill or walking time, hiding parking limitations, and sending vague arrival instructions.
SunnyCoast HomeStays builds accurate copy, property-specific information, house rules and friendly guest messaging into the onboarding and operating process.
Bookings are only one part of a professionally managed holiday rental.
A complete service should clearly allocate responsibility for:
If a company handles only one or two of these areas, the owner may still be doing much of the management and carrying the operational risk.
SunnyCoast HomeStays coordinates the day-to-day rental operation while keeping the owner informed and in control of personal-use dates.

If any of these six problems feels familiar, start by comparing the manager’s written scope, fee basis, emergency process and exit terms—not just the headline percentage.
