Calahonda is one area—but not one kind of rental

Calahonda forms part of Mijas Costa, but practical management needs change from one development to another. A beachside apartment near shops and the coast needs a different arrival plan and guest description from an uphill property where driving directions, parking and access are central to the stay. We build the setup around the actual home rather than applying a location-swapped checklist.

Lower and coastal Calahonda

For homes closer to the coast, guests often want accurate information about the route to the beach, nearby amenities, parking and what can genuinely be reached on foot. Clear descriptions reduce mismatched expectations. Changeovers also need to account for terraces, sand, ventilation and the normal effects of a coastal environment.

Upper and hillside Calahonda

Some Calahonda properties offer more space, views or quieter surroundings but require a car. Guests should receive the correct entrance, route, gate and parking instructions before arrival—especially when developments have several access points or similar block names.

Communities, townhouses and villas

A gated apartment community may have pool, quiet-hour, visitor and waste rules. A villa may add alarms, gardens, a private pool and more equipment. During onboarding we document the systems, access devices, community information and authorised contractors relevant to that property.

What our Calahonda property management covers

Our Costa del Sol property management service connects the commercial and operational work required to run a professional holiday rental. Depending on the selected plan and property, it can include:

Property preparation and home-staging advice
Professional photography and accurate listing copy
Listing optimisation and suitable channel distribution
Dynamic pricing, availability and reservation management
Pre-arrival information, check-in coordination and guest communication
24/7 emergency support for genuine guest incidents
Cleaning, linen and agreed property-check coordination
Maintenance reporting and appropriate contractor coordination
Owner reporting and calendar visibility

Cleaning, repairs, materials and other third-party services are coordinated for the owner. Their underlying costs remain the owner’s responsibility unless the written package or agreement specifically states otherwise.

A setup designed around the exact Calahonda property

We review the location, property type, access, condition, amenities, community requirements, owner-use dates and any existing listings. From that review we agree a readiness plan covering presentation, photographs, keys, house information, cleaning and maintenance contacts. The listing and pricing approach should reflect what the home can reliably offer; income and occupancy are estimates, never guarantees.

For owners living abroad, this local operating structure connects guest reports, cleaners, inspections, owner approvals and contractors. SunnyCoast coordinates the response, while specialist work remains the responsibility of the qualified trade carrying it out.

Pricing, owner control and holiday-rental eligibility

SunnyCoast currently offers Silver, Gold and Platinum management plans at 18%, 20% and 25%. Inclusions differ, so the appropriate option depends on the home, check-in method and support required. Confirm the fee basis, IVA treatment and property-specific third-party expenses in the written proposal. Our management cost guide explains how to compare offers.

You can reserve available dates for personal use, subject to guest bookings already confirmed. The signed agreement is the final source for the notice and handover terms applying to your home.

Tourist-rental eligibility can depend on current Andalusian rules, municipal requirements, the owners’ community and the individual property documents. Read our Andalusia tourist-licence guide, then verify the address-specific position with a qualified Spanish lawyer or gestor. SunnyCoast can coordinate practical steps but does not grant or guarantee legal eligibility.
