SunnyCoast HomeStays manages holiday-rental villas, townhouses and apartments in Nueva Andalucía for owners who want one local team to coordinate bookings, guests and the practical care of the property.
Professional listings and pricing · Guest communication and 24/7 emergency support · Owner calendar control
Nueva Andalucía is an official Marbella district, but its properties are not interchangeable. We review the address, access, layout, capacity, outdoor areas, equipment, existing listings and owner priorities before recommending how the home should be positioned. Any income forecast is an estimate, not a guarantee.
Larger homes can involve private pools, gardens, terraces, alarms and more equipment. The operating plan should identify every specialist provider, the preparation checklist and what may be authorised if an urgent issue affects a stay.
Guests may need precise directions to the correct entrance, underground parking, several keys or access devices and guidance for shared pools. Noise, visitor and waste rules should be clear before check-in.
Homes near golf or in quieter residential settings can attract different stays from properties closer to the coast. Listing copy, photographs, minimum stays and pricing should describe the actual booking proposition.
Townhouses often combine community rules with several levels, terraces and family facilities. We document access, equipment, sleeping arrangements and guest expectations property by property.
Depending on the plan, SunnyCoast can coordinate guest-ready preparation, professional photography, listing creation and optimisation, suitable channel distribution, dynamic pricing, availability, bookings, routine guest communication, check-in, cleaning, agreed property checks, maintenance reporting, contractors and owner reporting. A villa booking involves more than messages and a calendar. Guests need clear instructions for gates, alarms, parking, waste, climate systems and community rules. The preparation team needs a property-specific checklist, and the owner needs clear approval limits and an emergency process.
We build property-specific access, parking and shared-facility details into the listing, pre-arrival messages and house information. Accurate expectations reduce avoidable confusion and help protect both the property and its neighbours.
When a cleaner, guest or supplier reports an issue, SunnyCoast connects the information, owner decision and follow-up. Specialist work remains with the relevant qualified trade, while cleaning, laundry, repairs, materials and contractor invoices remain owner costs unless expressly included in writing.
Size, condition, outdoor space, parking, pool access, booking window and minimum stays all affect demand. A large villa is not directly comparable with a compact apartment. We adjust pricing dynamically but do not promise a fixed occupancy or annual income.
Current Silver, Gold and Platinum plans are 18%, 20% and 25%. Inclusions differ, so confirm the calculation basis, IVA and third-party expenses in the written proposal. Our cost guide explains why identical percentages can produce different owner results.
You may reserve available dates for personal use, subject to confirmed bookings. The current agreement requires 30 days’ written notice to leave; the signed contract governs the exact terms. Holiday-rental eligibility depends on the individual home, current rules and community position. Use our Andalusia licence guide and verify the address with a lawyer or gestor.
For local context we checked Marbella Town Hall’s Nueva Andalucía district page. District information does not prove that a particular property is eligible for holiday rental; that requires an address-specific review.
Share the address, property type, bedrooms, amenities, owner-use dates, condition and any rental history.
