A fresh coat of paint and a good photographer can help present a home. They cannot make a difficult front door easy to open or turn an unreliable shower into a comfortable stay. Before you spend on styling a Costa del Sol holiday rental, check whether the property works for someone who has never visited it.
This guide focuses on deciding what deserves attention before your listing photos and first bookings. It complements our management onboarding checklist, which covers handing the property over to a manager.
1. Start with the guest journey
Walk through the home as a guest arriving with luggage. Start outside, find the entrance, open each required door and locate the lights. Then try the bathroom, bedroom and kitchen without relying on your own knowledge of the property.
Write down each point where you need to explain a workaround. A sticking lock, an unlabelled switch or a missing curtain deserves attention before decorative purchases. Keep actual access codes in a secure operational record, not in photographs or publicly shared checklists.
2. Divide the work into three spending decisions
Resolve before hosting: known safety concerns, faulty essential equipment and anything that makes the advertised accommodation unusable. Arrange appropriate professional checks where needed; this walkthrough is not a safety inspection or a substitute for confirming the property’s legal requirements.
Complete before photography: the furniture, bedding, lighting and usable spaces that will appear in the listing. Photograph the setup guests will actually receive.
Consider later: optional decoration and extras that are not necessary for the promised stay. Keep these in a separate list so they do not displace essential repairs. Ask for written estimates and agree which purchases require your approval.
3. Furnish for the occupancy you will advertise
Count usable places, not just objects. Can the advertised number of guests sit down to eat? Is there enough appropriate bedding, crockery and towel provision? Can guests store luggage without blocking a walkway?
Airbnb’s essential-amenities guidance identifies toilet paper, soap, towels, pillows and bed linen as basic provisions. Check the current requirements of every channel you use and make a replenishment plan, rather than buying only enough for the photographs.
For a detailed record of items, condition and replacements, use our separate holiday-home inventory guide. Here, the decision is whether the setup supports the stay you intend to offer.
4. Test the promises before writing them
Connect a device to the guest Wi-Fi and test it in the rooms where guests will use it. Run the appliances you intend to advertise and check that their instructions make sense to a first-time user. Confirm how heating, cooling and hot water operate, with qualified assistance for faults.
For shared facilities, establish the actual access arrangements and opening restrictions before adding them to the listing. Airbnb’s host ground rules require accurate descriptions of amenities and disclosure of restrictions such as seasonal pool availability.
Do not describe a property as step-free, suitable for a particular accessibility need or offering a guaranteed internet speed without checking the specific claim. Clear, measured descriptions are more useful than broad promises.
5. Make the photograph list match the finished home
Prepare a room-by-room photo list after essential work is complete. Include the actual sleeping arrangements, bathroom, kitchen, living space and any outdoor area guests may use. Capture useful context as well as attractive details.
Remove private documents and keep security information out of shot. Do not use editing to hide defects or add features. Airbnb explicitly prohibits misleading alterations that misrepresent a property. If something is unfinished, finish it before presenting it as available.
A simple final comparison helps: photograph, listing description, actual room. All three should describe the same experience. Keep a dated copy of the approved listing and photographs for your own records.
6. Agree a clear ready-to-list decision
Before opening the calendar, review the unresolved list with whoever will handle the property. Record the item, the person responsible, the next action and whether it prevents hosting. A delivery promise is not the same as an installed, working appliance.
Keep operational readiness separate from permission to let. Confirm the applicable registration, community, insurance and other requirements through appropriate official guidance or professional advice. This article is a practical preparation guide, not confirmation that an individual property may legally operate.
Once the property is ready, agree who will keep the listing accurate and report changes. Preparing the home is a starting point; our maintenance checklist covers the ongoing checks.
