How Much Does Holiday Rental Management Cost on the Costa del Sol?

Understand the full cost—not only the headline percentage. This guide explains management commission, the fee basis, IVA, platform charges, cleaning, laundry and maintenance, then shows how to estimate the owner payout you may actually receive. For a practical month-end check, use our holiday rental owner statement guide.

Holiday rental management costs: the short answer

Direct answer: SunnyCoast HomeStays’ full-management plans are currently 18%, 20% and 25%, excluding IVA. Applicable IVA is added to the management fee.

Your total cost may also include platform fees, cleaning, consumables, maintenance and fixed property expenses. SunnyCoast’s linen programme is included only with Platinum 25%; Silver 18% and Gold 20% linen and laundry are handled separately. Compare the estimated owner payout before personal income tax—not only the headline percentage.

What this guide is for: use it to understand every cost between gross booking revenue and your estimated owner payout, and to compare management proposals on the same assumptions. If you only want to compare SunnyCoast HomeStays plans and inclusions, go directly to our Pricing page.

Cost components to put on one comparison sheet
Cost component How it may be charged What to confirm
Management commissionA percentage of a defined revenue baseExactly which booking amounts are included in that base
IVAAdded to SunnyCoast’s management feeThe applicable IVA amount and IVA-inclusive management cost
Platform chargesA separate Airbnb, Booking.com or other channel chargeWhich fee model applies and whether it is deducted before or after commission
Cleaning, laundry and linenSunnyCoast’s linen programme is included only with Platinum 25%; Silver 18% and Gold 20% are arranged separately. Cleaning is handled under the agreed arrangement. What the linen programme covers and which cleaning or exceptional laundry costs remain chargeable
Consumables and replacementsIncluded by plan or charged as usedWhich items are covered and when approval is required
Maintenance and fixed property costsUsually property-specific and separate from commissionContractor markup, emergency limits, utilities, insurance, community fees and taxes

Holiday rental management is normally charged as a percentage of booking income, but the percentage alone does not tell you the real cost. One company may quote a lower fee but charge separately for photography, inspections, consumables, check-ins or emergency visits. Another may charge more while absorbing several of those running costs.

Before comparing proposals, confirm exactly what the percentage is calculated on, whether IVA is included or added, and which third-party expenses remain payable by you.

What does full-service holiday rental management include?

Full-service management is intended for owners who do not want to operate the rental themselves, particularly overseas owners who cannot respond locally when a guest, cleaner or contractor needs help.

SunnyCoast HomeStays’ property management service covers the main day-to-day operation, including:

  • Listing creation and optimisation
  • Dynamic pricing and marketing distribution
  • Booking management and guest communication
  • Cleaning coordination and property inspections
  • Maintenance coordination
  • Owner support and reporting

There is an important difference between a service being coordinated and the underlying supplier cost being included. For example, cleaning coordination may be part of management while the cleaner’s invoice could still be paid from the booking, charged to the guest or deducted from the owner’s payout. For SunnyCoast, the linen programme is included only under Platinum 25% and is separate under Silver 18% and Gold 20%. The coordinated-versus-included distinction still applies to cleaning, repairs, replacement items outside the programme and specialist contractors.

Ask for this to be explained in writing before signing a management agreement.

SunnyCoast HomeStays plans: a quick cost reference

This is a quick cost reference, not the full plan comparison. For the latest inclusions and package details, see the SunnyCoast HomeStays Pricing page.

Plan Fee Important differences
Silver18% + IVACore full management, self check-in, monthly inspections and damage protection up to €1,000. Inspection after each guest, the linen programme, consumables and deep cleaning are not included.
Gold20% + IVAAdds inspection after each guest, priority owner support, consumables, guest meet-and-greet, in-person check-in, one annual deep clean and damage protection up to €3,000.
Platinum25% + IVAIncludes inspection after each guest, the linen programme and welcome gift basket, plus three annual deep cleans, damage protection up to €5,000 and the enhanced guest-service package.

Home-staging advice, licensing support, professional photography, marketing, cleaning and maintenance coordination, monthly inspections and owner reporting are listed across all three plans. Inspection after each guest is included only in Gold and Platinum.

The linen programme is included only in Platinum 25%. Silver 18% and Gold 20% owners should confirm the separate linen and laundry arrangement for their property. Packages can change, and each home has different requirements. Always check the live pricing page and written agreement before making a decision.

Damage-protection amounts are maximum plan limits, not automatic payments. Eligibility, exclusions, evidence requirements, the claims process and any reimbursement are governed by the written damage-protection terms supplied with the management agreement.

What may not be included in the headline percentage?

Booking-platform fees

Airbnb, Booking.com, Vrbo and other channels charge for distribution. Airbnb’s official guidance describes different host-fee structures, including split-fee and host-only models. The structure that applies can depend on the listing and account setup.

Ask whether platform charges are deducted before or after the management fee is calculated. This detail can materially change the final owner payout.

Cleaning, laundry and linen

Confirm who pays the cleaner, whether the cleaning charge is passed to the guest, who receives that charge, and whether towels and bed linen are supplied, rented or owner-funded. Also ask how stain treatment, replacement linen and unusually heavy cleaning are handled.

SunnyCoast’s linen programme—hotel-quality linen and towels, professional laundry and scheduled replacement—is included only with Platinum 25%. It is not included with Silver 18% or Gold 20%.

A cleaning fee charged to the guest should not automatically be treated as owner profit if it is being used to pay the turnover team.

Consumables and guest supplies

Toiletries, kitchen basics, coffee, bin bags, cleaning products and welcome items can improve the guest experience, but they still carry a cost. SunnyCoast HomeStays lists consumables as an extra under Silver and included under Gold and Platinum.

Maintenance and emergency work

Management may include arranging the contractor, while the repair, materials and call-out charge remain the owner’s responsibility. Ask whether there is a maintenance markup, an emergency spending limit and a requirement for owner approval above a set amount. A clear approval process protects both the home and the owner.

Utilities and fixed property costs

Electricity, water, internet, insurance, community fees, mortgage payments and property taxes continue regardless of who manages the rental. Air-conditioning and pool use can make utilities highly seasonal. Include these costs in your profitability calculation even though they are not management fees.

Setup, licensing and professional advice

Andalusia’s current official guidance says a tourist rental must follow the responsible-declaration procedure and comply with applicable municipal planning rules. Its current supporting-document guidance includes an updated Land Registry note and documentation concerning community approval. If a management company becomes the registered operator of an existing tourist property, an official change-of-operator procedure may also be required.

SunnyCoast HomeStays’ plans include licensing support, but that does not mean independent legal, tax, registry or technical-professional fees are automatically included. SunnyCoast HomeStays’ legal and tax coordination service connects owners with qualified professionals rather than replacing a lawyer or accountant.

Rules can change and vary by municipality, building and property. Check the official Junta de Andalucía tourist-rental guidance and obtain advice for your specific home before relying on projected rental income.

How to estimate your owner payout before personal income tax

Start with a realistic annual forecast—not a single attractive nightly rate multiplied by 365.

Available nights × expected occupancy × average nightly rate = gross accommodation revenue

Then calculate:

Gross accommodation revenue
minus cancellations and refunds
minus booking-platform fees
minus the management fee
minus cleaning, supplies and any linen or laundry costs not included in the selected plan
minus maintenance and replacement costs
minus utilities, insurance and community charges
minus applicable taxes
= estimated owner payout before personal income tax

Keep cleaning charges and refundable deposits separate from accommodation revenue unless the contract clearly defines them otherwise.

Personal tax and deductible expenses depend on the owner and require qualified advice.

A simple fee illustration

Suppose a property produces a hypothetical €40,000 in annual accommodation revenue and the management percentage is calculated on that full amount:

  • At 18%, the management fee would be €7,200
  • At 20%, it would be €8,000
  • At 25%, it would be €10,000

These figures illustrate the percentage calculation only; they are not an income quotation or guarantee. They exclude any applicable IVA, platform charges and other property expenses.

The difference between an 18% and 25% plan in this illustration is €2,800. The useful question is whether the additional services, included running costs and guest experience are worth at least that difference for your property.

For a proper projection, model the home month by month. Demand in August is not the same as demand in November, and owner-blocked dates can remove some of the most valuable nights.

Get a property-specific projection

We’ll model available nights, seasonal rate and occupancy assumptions, management fees, platform costs and identified owner-paid expenses. Estimates only; income is not guaranteed.

How to compare two management proposals fairly

Ask every company to calculate its proposal using the same assumptions:

  1. The same number of available nights and owner-use dates
  2. Seasonal occupancy and nightly rates—not one annual average
  3. The same definition of gross revenue
  4. Platform fees shown separately
  5. Cleaning shown separately, together with any linen or laundry not included in the selected plan
  6. Management fees and IVA clearly identified
  7. Maintenance assumptions shown separately
  8. The final estimated owner payout

Also ask whether projected figures are based on comparable properties in the same area, with a similar number of bedrooms, amenities, quality and distance to the beach. A villa with a private pool in Marbella should not be forecast using the performance of a small inland apartment, even if both are described as Costa del Sol holiday rentals.

Questions to ask before signing

  • What income is the management percentage calculated on?
  • Is IVA included in the advertised fee?
  • Are platform charges included or separate?
  • Who receives and pays the guest cleaning fee?
  • Is the linen programme included in my selected plan, and exactly what does it cover?
  • Are there setup, onboarding or smart-lock charges?
  • Is there a markup on maintenance invoices?
  • What can be spent in an emergency without my approval?
  • How often will I receive statements and payments?
  • Will listings remain in my account, and can I retain existing reviews?
  • Can I reserve dates for personal use?
  • What notice is required to end the agreement?

SunnyCoast HomeStays states that owners remain in control of their calendar and that its current agreement requires 30 days’ written notice to leave. Confirm those terms in your individual contract.

Warning signs in a management quote

Be cautious if a company:

  • Guarantees occupancy or income without inspecting the property
  • Will not define “gross booking revenue”
  • Provides only an annual total without seasonal assumptions
  • Hides platform fees or maintenance markups
  • Refuses to provide itemised owner statements
  • Uses the same revenue forecast for very different properties
  • Promises licensing approval without checking the property and municipality
  • Pressures you into a long agreement before explaining the costs

A credible manager should be comfortable showing both the opportunity and the expenses.

Is full-service management worth the cost?

That depends on the alternative.

Self-management avoids a management percentage, but the owner must handle pricing, listings, messages, problems, cleaners, inspections, maintenance and guest support. For an overseas owner, the practical question is whether those responsibilities can be handled reliably from another country.

The best manager is not automatically the one with the lowest fee. It is the one that produces a strong owner net return while protecting the property, maintaining clear accounts and delivering a guest experience that supports future bookings.

To compare the numbers for your own home, request SunnyCoast HomeStays’ free Owner Guide and revenue report. Share the property location, bedrooms, amenities, condition, owner-use dates and any existing listing history so the assessment can be based on the actual home.

Frequently asked questions

How much does SunnyCoast HomeStays holiday rental management cost?

SunnyCoast HomeStays currently publishes three full-management plans: Silver at 18% + IVA, Gold at 20% + IVA and Platinum at 25% + IVA. The illustrative example on this page uses gross accommodation revenue; the written proposal confirms the exact commission basis and property-specific expenses.

Does the management fee include cleaning?

All three plans include cleaning coordination. Cleaner invoices and guest cleaning charges are handled under the agreed arrangement. The linen programme is included only with Platinum 25% and is not included with Silver 18% or Gold 20%.

Will I also pay Airbnb or Booking.com fees?

Normally, booking-platform charges form a separate part of the rental economics. Ask which accounts and fee structures will be used and whether platform fees are deducted before or after the management fee calculation.

Which SunnyCoast HomeStays plan is best for my property?

It depends on the property, guest profile and service level required. Silver may suit a self-check-in property with simpler operating needs. Gold or Platinum may suit owners wanting inspection after each guest, more included consumables, in-person guest service, deep-cleaning support and higher damage-protection limits. The linen programme and welcome gift basket are included only with Platinum 25%.

Does licensing support mean approval is guaranteed?

No. Eligibility depends on the property, building, municipality and current regulations. Support can help coordinate the process, but legal or administrative approval should never be guaranteed before the property is checked.

How should I measure whether management is worth it?

Compare estimated annual owner net income after management, platforms and operating costs—not only the headline fee. Also consider owner time, emergency coverage, property protection and the quality of reporting.
